The Tidman Development Proposal

What?

A large-scale housing development has been proposed in Inverhuron. The Tidman subdivision would consist of up to 80 housing units, a multiple-story commercial building and a parking lot area. See Planning Justification Report.

Where?

The property in question is immediately adjacent to the Inverhuron Provincial Park, and contains a tract of the Little Sauble River. The lot abuts Albert Road on the east, Alma Street on the south and Jordan Street on the west. See Notice of Complete Application.

Current status:

The Draft Plan of Subdivision application was approved by Bruce County on September 26th, 2023 (see Notice of Decision), despite the petition circulated by PWEP with over 200 signatures opposing the development. PWEP has filed an application for judicial review against the County of Bruce, with the objective of obtaining a court ruling that would prevent the proposed development from going forward without, at minimum, further consideration of its environmental impacts. An open hearing on the matter is expected to be scheduled in the coming months. See PWEP Press Statement.

Why is PWEP opposing this development?

While we recognize the growing need for affordable housing across the municipality, we believe that large-scale development is not compatible with this particular location. The land in question is host to several threatened and endangered species, whose habitat on this property would be almost entirely destroyed if this development is allowed to go forward. The present woodland, which includes old growth forest, would disappear almost entirely. The fishery connected to the Little Sauble River would likely be negatively affected. There are traffic and safety concerns that remain unaddressed. 

We believe it is possible to meet the growing housing need through thoughtful, environmentally responsible development by containing development within urban boundaries, protecting the integrity of fragile natural environments, being mindful of the interconnectivity of ecosystems, and taking into account the various impacts on the surrounding communities.
